What is the SEAI Window and Door Grant?
The SEAI stand-alone window and door grant is part of the Better Energy Homes Scheme, helping eligible Irish homeowners upgrade to energy-efficient windows and doors without the need for a full home retrofit.
Previously, grants for windows and doors were only available as part of a deep retrofit. Now, stand-alone grants are accessible to far more homeowners across Ireland – including Northern Storm customers in Wexford and Leinster.
Northern Storm are SEAI registered contractors, meaning all installations we carry out qualify for the grant scheme and meet the required energy performance standards.
Grant Amounts at a Glance
Windows Grant (by property type):
- Apartment: up to 1,500 Euro
- Mid-Terrace: up to 1,800 Euro
- Semi-Detached / End of Terrace: up to 3,000 Euro
- Detached: up to 4,000 Euro
External Doors Grant:
- 800 Euro per door (maximum of 2 doors)
- Maximum total door grant: 1,600 Euro
- Maximum combined grant: 5,600 Euro

Are You Eligible for the SEAI Grant?
The SEAI grant is available to a wide range of property owners in Ireland. Here is what you need to know about qualifying.
Who Can Apply?
Homeowners, landlords, companies, owner management companies, registered charities, holiday home owners, and Approved Housing Bodies (AHBs) are all eligible to apply.
Property Requirements
Your home must have been built and occupied before 2011 and have a valid MPRN. You must replace existing single or double glazed windows with high-performing windows, and replace inefficient external doors.
Insulation Requirement
Adequate attic and wall insulation must be in place. Check your BER Advisory Report using your MPRN. SEAI grants are also available for insulation upgrades if needed before installing windows and doors.
How to Apply – Step by Step Guide
Follow these steps to claim your SEAI window and door grant with Northern Storm as your registered contractor.
Step 1: Get a Quote from Northern Storm
Contact Northern Storm for a free, no-obligation quote. As SEAI registered contractors, we confirm what products are eligible and advise on the best options for your home. We install high-performance windows and doors meeting required U-values (1.4 W/m2K or better).
Step 2: Check Your Insulation Status
Before applying, confirm your home meets the SEAI insulation requirement. Check your BER Advisory Report using your MPRN at the national BER register, or consult a BER assessor. If insulation is needed, SEAI grants are available for those upgrades too.
Step 3: Apply to SEAI for Your Grant Offer
Apply online at seai.ie for the windows grant, the doors grant, or both. Important: Do NOT begin any works before receiving your official grant offer from the SEAI. Works started before the grant offer will not qualify for payment.
Step 4: Wait for Your Grant Offer Letter
The SEAI will issue you a formal grant offer letter. Only after receiving this should you proceed with scheduling the installation. Northern Storm will work around your timeline to ensure everything is in order before commencing any works on your property.
Step 5: Complete the Works with Northern Storm
Northern Storm installs your new high-performance windows and/or doors to SEAI standards. All products exceed the required U-values. Upon completion, you and our contractor sign a Declaration of Works form confirming all criteria have been met.
Step 6: Get a Post-Works BER Assessment
A post-works Building Energy Rating (BER) assessment is required after installation and is grant-aided by SEAI. Your home must meet a Heat Loss Indicator (HLI) value of 2.3 W/K m2 or better, confirmed in the post-works BER Advisory Report. A combined pre/post BER service is also available.
Step 7: Submit Documents and Receive Your Payment
Submit all required documents to SEAI including the Declaration of Works, BER certificate, and contractor invoices. Once verified (an inspection may apply), the SEAI pays your grant directly into your bank account. Simple and straightforward!
